We grade on a clear scale: Brand New, New – Damaged Box, In Box Like New, Open Box (New / Like New / Good / Fair), Refurbished, Used, and As-Is / For Parts. Most patio in our warehouse falls into an Open Box tier — basically new with imperfect packaging or a small cosmetic issue. We photograph every flaw so you see what you're getting before you pay.
Do patio dining sets come with umbrellas?
Varies by set. About 30% of our dining sets include umbrella and base; the rest don't. We sell umbrellas as a standalone category too. For Modjeska's strong afternoon sun, a 10ft offset cantilever umbrella is the most useful — it shades without interfering with the table.
Can you hold a piece of patio for me until I get to the warehouse from Modjeska?
Yes. We can hold a piece of patio with a deposit — a reservation-style hold for up to 24 hours while you arrange transport from Modjeska or inspect in person. The deposit is applied in full toward the purchase price; if you cancel, it's refunded less our actual, documented costs (or taken in full as store credit, your option). Without a deposit, we can't lock inventory; liquidation stock moves too fast.
Is there enough parking at the warehouse to pick up patio?
Yes. We have a large lot at 13544 Imperial Highway with room for pickup trucks, SUVs, and rental trucks. The loading area is around the back of the building. Pull up, let our team know which patio order you're picking up, and we'll help you load it safely.
How much cheaper is your patio compared to retail?
Expect to pay 40-80% less than retail for the same patio. We show both our price and the original retail price on every listing, so you can see the math. The savings come from buying liquidation truckloads instead of sourcing unit-by-unit through traditional wholesale.
How does your reservation deposit system work for patio?
Our reservation system lets you put down a small deposit (typically 10-20%) to hold patio for 24 hours. Modjeska customers use it to lock a piece while they arrange transport or finalize a decision. The deposit is applied in full toward the purchase price when you complete the order; if you cancel, it's refunded less our actual, documented costs — or, at your option, issued in full as store credit.
